Table plan goes to pot

Mr Dix had stated in his appeal that he was happy to do “whatever is required” in order to play snooker in his garden.

His newbuild on Kinmond Drive is not large enough to house a snooker table.

Building a shed in the back garden seemed the only option for him to pursue his hobby at home.

The garden measures 70 metres squared and the shed would take up just less than half the garden.

Planning officers stated that it didn’t “raise any significan­t concerns” in terms of its impact on neighbouri­ng properties but felt it would “have a detrimenta­l impact on the residentia­l amenity of the applicatio­n site itself. The useable garden ground remaining after developmen­t is not of a sufficient size to accommodat­e the existing property.”

Mr Dix was unaware the decision had been made and was disappoint­ed when the PA broke the news to him. But the snooker fan is cueing up alternativ­e ideas.

He said: “The only reason it seems to have been refused is because I would lose my enjoyment of my garden - but it’s my garden.”

Mr Dix has already bought the snooker table and shed, thinking planning permission would be given. He added: “In my head, I thought everyone was entitled to a shed.”

In an attempt to cushion the blow, he is now creating inventive plans for a smaller shed that will still give him enough space to cue up for a ball and give his hopes of playing snooker at home another shot.
