3 Increase the outdoor appeal
Potential buyers can be put off if they don’t like the exterior of your home, so spruce it up with a lick of paint, some hanging baskets and flowers.
4 Spruce up
Make sure all rooms are free of clutter. A mirror hung in the hallway gives the illusion of space, while a few vases of flowers can really freshen the place up.
5 Remember the little things
Buyers will nit pick everything. They’re about to spend a lot of money, so they’ll notice that squeaky tap or missing light bulb. Get these maintenance jobs done before they arrive.
6 Define each room
Buyers need to be able to picture themselves living in the house. Remove picture frames and posters from your teenager’s bedroom wall so that buyers can imagine it clearly.
7 Stay out of the way
Let potential buyers wander around freely. Allow them to feel comfortable and give them time to look at each room. Be ready to answer any questions after the viewing.
8 Don’t forget the garden
Gardens are a great selling point. If yours is overgrown, it will put buyers off straight away. No one wants an overgrown jungle to contend with. Even if you have to fork out for a professional garden service the day before, it will be worth it in the end.
9 Choose the best buyer
Safe buyers are those who have already sold their home, chain-free firsttime buyers, and cash buyers who don’t need a mortgage.
10 Consider alternatives
Moving home is a big decision. If you’re moving because you need more space, perhaps getting planning permission to extend could be the easier – and cheaper – option?
