Proposals to build units on wasteland
PLANS have been filed to build an extra 19 units at a light industry development in Runcorn.
The blueprints, filed under the name of the project agents NUKO Planning as opposed to the applicant, relate to a plot of overgrown wasteland on Warrington Road between Astmoor and Manor Park.
If approved, the plans would be an extension to an existing development of 26 units that were granted permission on adjacent land that according to the design and access statement were granted permission in July last year, but were still “pending consideration” according to Halton Borough Council’s online planning portal at time of writing.
The previous application was lodged by Warrington-based Riverside Estates (NW) Ltd.
A design statement said the plot for the extra 19 units lies 200 metres from semi-mature woodland, Haddocks Wood to the south-west and the Manchester Ship Canal and river wetland to the north.
The plot is also next to a permanent pitch Traveller site, and not far from the United Utilities Wastewater Treatment Works.
Units vary in size and include facilities such as toilets, shutters, kitchenettes and cycle parking.
The design statement said the plot’s proximity to the Manchester Ship Canal has “inspired a reference of shipping containers for the architecture and materiality of the scheme”.
In conclusion, it said: “We are proud to present a high-quality, low-impact sustainable new industrial development to the borough of Halton.
“The introduction of 19 light industrial units forming Phase 2 of the Warrington Road development will help transform an under-used site to become a bustling employment community that benefits from enhanced management and landscape design.”
