Firm re­veal Cam­bus Court pro­posal

The new own­ers of the Cam­bus Court Ho­tel site have this week ex­clu­sively re­vealed their plans to the Re­former.

Last week we re­ported that the site was sold by the pre­vi­ous own­ers, East Kil­bride-based firm PVP, on Oc­to­ber 11 to Hamil­ton-based Ap­sis So­lu­tions.

The sale came just four months after South La­nark­shire Coun­cil’s plan­ning com­mit­tee granted PVP per­mis­sion to build 20 apart­ments on the site of the Cam­bus Court, which was de­mol­ished last year after be­ing badly dam­aged in a 2011 fire.

Ap­sis have now lodged plans with South La­nark­shire Coun­cil for 18 flats on the site.

Burn­side man Gra­ham McNeil, a di­rec­tor of Ap­sis, said: “The site had pre­vi­ously achieved a plan­ning con­sent for more flats via the pre­vi­ous owner - 20 flats - but what we have opted to do is to re­duce the num­ber of apart­ments, but made the apart­ments them­selves slightly big­ger in light of the more tra­di­tional ar­chi­tec­ture that sur­rounds the site on Buchanan Drive and Cen­tral Av­enue it­self, i.e. tra­di­tional proportions in­ter­nally to dove­tail with the more tra­di­tional fen­es­tra­tion ex­ter­nally.

“There will also be al­lo­cated pri­vate park­ing and lovely ground level gar­dens and pa­tios.

“Apart­ments will come in larger than av­er­age two-bed en-suite and three-bed en-suite ‘styles’ given the likely de­mand dy­nam­ics lo­cally. We are think­ing of clients look­ing for good pro­por­tioned apart­ments mov­ing from larger stone built semi-de­tached and de­tached home.”

Ap­sis hope to have flats ready by the end of next year, with PVP hav­ing pre­vi­ously said they hoped to start work on the site this au­tumn.

Gra­ham added: “We will be call­ing the site Sycamore Gar­dens given the num­ber of per­fectly healthy sycamore spec­i­men trees on the site that we in­tend build­ing our land­scap­ing plan and strat­egy around.

“It is very rare to be in a po­si­tion, as de­vel­op­ers, to strike the right bal­ance be­tween de­vel­op­ment den­sity, pri­vate and com­mu­nal open space and car park­ing but we are of the firm view that Sycamore Gar­dens will meet with wide­spread ap­peal given the site’s unique, one might say tran­quil, set­ting.

“We are look­ing to com­mence con­struc­tion works early next year and wel­come our first clients into their new apart­ments around Christ­mas 2015 and spring 2016.”
