A Rutherglen business park currently under construction was the only Scottish outlet to be promoted at the UK’s biggest property event last week.

Magenta @ Clyde Gateway - set to become one of the biggest office locations in the UK - was actively promoted at MIPIM UK where professionals go to close deals across all major sectors of the property market.

Held in London on Wednesday and Thursday, the event showcased the investment opportunities at the 27-acre site at Shawfield Industrial Estate.

Its assets, including state-ofthe-art facilities, proximity to Glasgow city centre and access to the M74 network were key features promoted at the event organised by the UK Government’s Department for International Trade (DIT).

Ian Manson, chief executive at Clyde Gateway, said: “Magenta is the largest office development with planning consent in Scotland and will create a new national business district.

“Clyde Gateway has invested significantly in public realm and infrastructure works to the site to ensure it is development-ready, and the first office building is due to open in summer 2018.

“Neighbouring the Magenta site, Police Scotland has already seen the massive benefits of locating over 1,000 administrative, finance, and IT staff at Clyde Gateway, and more and more companies are seeing first-hand why this area is such an attractive proposition for investment and the ideal location to do business.”

Highbridge Properties Plc – Clyde Gateway’s development partner for Magenta – is a specialist business park developer which has successfully developed over 13 million square feet of office and industrial space. Guy Marsden, director at Highbridge Properties PLC, said: “Magenta provides a great opportunity for further inward investment into the Scottish economy.

“The proposed grade A office space will offer savings of over 35 per cent compared to similar new-build offices in city centre locations.

“High density organisations, such as shared services and customer contact centres can make even greater savings, as buildings can be designed to meet their exact requirements and achieve very efficient occupational densities.

“Magenta benefits from world class infrastructure and transport links, with a train station five minutes’ walk away, 15 minutes from Glasgow Airport, two minutes from the M74, and only two miles from the city centre – it is a very attractive location for office occupiers and investors alike.”
