Enjoy a life of splendid isolation

- By Paul Drury

NEIGHBOURS? Perhaps they’re over-rated. Take possession of this property in rural Perthshire and you’re unlikely to be bothered by anyone wanting to borrow a cup of sugar.

Pubil Lodge was designed with splendid isolation in mind, the kind of hunting lodge where Richard Hannay might fetch up in The 39 Steps, gasping for breath.

The nearest community of Fortingall lies 20 miles away, while Pitlochry is 43 miles distant and Perth just under 60 miles away.

The lodge sits at the top of Glen Lyon in the tiny hamlet of Pubil below Loch Lyon. All around is beautiful Perthshire countryside and impressive peaks in what is believed to be the longest glen in Scotland.

With 57 acres of land at your disposal, you could be forgiven for treating this as a mini country estate. The surrounding woodland is stocked with Scots pine and deciduous trees providing fuel for the wood-burning stove in the house.

Images of John Buchan’s dashing character come to mind again in the dining room, gloriously decorated in Hunting MacGregor tartan carpet and curtains. There’s even a majestic painting of a stag on the wall, which could come with the house as all fixtures and fittings form part of the sale.

The kitchen adjacent to the dining room comes equipped with a large Aga cooker, plus a boot room and utility room, while at the other end of the hallway the sitting room has a gas fire and a bay window overlooking the gardens.

Upstairs, there are six double bedrooms with two family bathrooms and a shower room. The master bedroom comes en suite.

All the first-floor rooms enjoy superb views across Glen Lyon to Meall nan Subh, while the family wing at the west end of the property boasts a games room, and a library in the building’s distinctive tower.

Pubil Lodge is surrounded by a series of pretty ponds, a magnet for wildlife and framed by beautiful flower beds. The legacy pond to the south is well-stocked with lupins, daisies and poppies. Also to the south of the house lies a paddock of about 3.5 acres. We may still be in August but everything about Pubil Lodge screams ‘bring on winter’, the season when the home comes into its own.

All standing and fallen timber is included in the sale, enough to feed all the fires in the house as the bitter winds arrive.

The current owners are seeking planning permission to build a house between Pubil Lodge and the River Lyon – so you may end up with neighbours, after all.
