What a fee for such a tiny flat!

IT could easily lay claim to having one of the best city centre locations in the country.

But at just under £1,000 per square foot, this tiny flat is believed to be the most expensive property for its size in Scotland.

The one-bedroom home – a two-minute walk from Edinburgh Castle – is for sale at a fixed price of £257,500, making it the equivalent of £920 for each of its 280 square feet.

Estate agent Sturrock Armstrong & Thomson claims it is the most expensive property per square foot in Edinburgh and among the priciest in the country for its size.

For a similar financial outlay, a house hunter could buy a three-bedroom detached home in Arbroath, Angus.

The first-floor Old Town flat is on the market for a fixed price and has been carefully renovated to appeal to tourists who might want to rent it for the Festival and holiday season.

It is marketed as being supplied with ‘quality furnishing­s and luxurious velvet curtains, light fittings, kitchen appliances’, the selling agent says.

The living room and kitchen leads to a ‘characterf­ul bedroom’ with a ‘romantic double bed’ concealed inside a wall with luxury curtains and there is a shower room that is fully tiled and features a ‘rain shower’.

A spokesman for the estate agent said: ‘I think this is the highest price per square foot in Edinburgh. It is among the London prices and probably amongst the highest per square foot in Scotland.

‘I think the reason it has gone on sale for such a high price is because it has been carefully renovated and it’s in the city centre.

‘The decorator has invested a lot in the property to appeal to the Airbnb and booking.com market.’
