Ninteenth century home up for grabs with future potential

A LANDMARK city building will come up for auction this month – with a guide price of £595,000.

The Rise on Penhill Road, overlookin­g Llandaff Fields, was originally built as a private home in the 19th century.

The imposing property has most recently been used by Cardiff council, by the local authority’s youth offending team.

As previously reported, it will be up for auction following the council’s decision to sell it off.

And now it has been confirmed that the auction will take place on October 24.

The sale will include the main villa style house and a separate caretaker’s property, set in half an acre of land.

The auction is being organised by Seel & Co.

Marc Morrish, head of auctions and auctioneer at Seel & Co, said: “It’s a landmark building positioned on the edge of Llandaff Fields.

“The site has very easy access to the city centre, the nearby suburbs of Llandaff and Pontcanna and is also close to the independen­t Howell’s and Cathedral schools.

“It’s a site that will offer huge potential to a buyer, and plenty of options for developmen­t.”

The future of the site could include a residentia­l developmen­t – an urban design appraisal has been prepared for the site by the local authority.

Mr Morrish added: “The new owner will have a variety of options.

“That could include the conversion of the existing building, getting rid of some of the newer additions and repurposin­g the plot, or totally doing away with the existing building and redevelopi­ng the site, obviously subject to obtaining the necessary consents.”

The auction will be held at the Park Inn Hotel in Llanedeyrn.
