Valleys pub with stunning views for sale

-

NESTLED at the foot of one of Wales’ most panoramic routes, this pub provides uninterrupted views of the stunning Valleys mountains.

And it could be yours for less than the average price for a terraced house in Cardiff.

The Parc Hotel is located on the Bwlch Mountain Road which runs through the village of Cwmparc, just outside Treorchy. It’s on the market with JT Property Matters for £195,000.

According to HM Land Registry, the average terraced house in Cardiff sold for about £197,371 last year, while a semidetached property sold for an average of around £241,343.

A fully licenced pub, the Parc Hotel comes with its own pool room, function room, large bar area, catering style kitchen and a three-bedroom living space.

But it’s the views from the back of the property that really make it stand out from the rest.

It overlooks the Bwlch Mountain which, with its rolling hillsides and natural beauty, is popular with hikers, photographers, cyclists and motorists.

The location’s rural setting also means it benefits from particularly dark skies – devoid of the light pollution of towns and cities – depending on the time of the year, and a lay-by at the top of the mountain is often frequented by stargazers and local astronomical societies.

Cwmparc itself is also dripping in the history of the vast development of the coal mining industry in this part of the South Wales Valleys in the 19th and 20th centuries.

The village was also subjected to a devastating bombing raid from the Luftwaffe in 1941, when the Germans ditched their bombs in order to lighten their load.

The Parc Hotel is one of a small number of pubs in Cwmparc.

It is currently rented out at £350 per week, giving a return of about 9%.

Estate agents say the property is an “ideal investment”, with potential to continue the tenancy, run it as the new owner’s own business or to turn it into a bed and breakfast.

As well as a bar area, the pub also comes with a pool room.

There are also ladies and gents public toilets, a disabled toilet and private ensuite toilets in the living quarters.
