Going under the hammer

- BRONTE HOWARD Reporter bronte.howard@walesonline.co.uk

A FORMER butcher’s shop, fullyrefurbished house and city centre flat are some of the latest Cardiff properties set to go under the hammer.

The property market has pretty much ground to a halt as the coronavirus pandemic continues and, for most, the idea of buying a new house is out of the question.

But most property auctions are still going ahead online and now could be the time to bag yourself a bargain.

They might need a bit of TLC, but these offerings could be the perfect project for when lockdown is over.

■ Top floor flat on Westgate Street You can’t get any more central than this studio flat in the heart of Cardiff city centre. The Georgian-style apartment block is thought to have been built in the 1930s and is actually a series of houses of apartments, all with their own name.

Albeit, the inside of the flat is nowhere near as grand as the exterior – but it certainly has potential.

And being only a stone’s throw away from the Principality Stadium and Cardiff Arms Park, the new owner will be able to soak up match day atmosphere from their own home.

Better still, it doesn’t have an onward chain and has a guide price of £65,000.

■ Retail unit and one-bed apartment in Canton

This is a double whammy – a retail unit and two-story maisonette.

The ground-floor retail unit is about 652 sq ft and is made up of two rooms with a handy toilet to the rear. There’s also a spacious basement that’s perfect for storage.

Meanwhile, the fresh-looking maisonette above is accessed by its own front door. It briefly comprises of an open-plan kitchen and living area on the first floor and double bedroom with an en-suite bathroom on the second floor.

It’s also in a fantastic location. It’s close to Cowbridge Road East and within walking distance of the city centre.

The lot is expected to go to auction on May 19 at 5pm with a guide price of £170,000. For more information, visit www.seelandco.com

■ Former butchers in Splott

This former butcher’s shop on Clifton Street in Splott has a guide price of £90,000.

The shop itself is a mid-terrace twostorey property of brick and stone construction and has a pitched slate roof and large single-storey rear annexe.

Auction house Seel & Co said a full internal inspection has not been possible prior to the catalogue going to print.

The property is listed for auction on May 19 at 5pm. For more information, visit www.seelandco.com

■ Ground-floor office in Pontcanna This ground-floor unit has bags of potential. At 885sq ft and with two entrances – one from William Street and the other to Mortimer Road – the site could be split into two.

But if that seems like too much hassle, auctioneer Seel and Co said the property has previously been rented for £12,000 per annum.

The listing also says the freehold interest of the entire building is also included in the sale and the apartment above has approximately 84 years remaining on the lease.

The unit is expected to go to auction on May 19 at 5pm with a guide price of £215,000. For more information, visit www.seelandco.com

■ Tattoo and piercing shop in Splott This single-storey lock-up on Silver Street is already a money earner because it’s currently let to a body piercing and tattoo business for £80 per month. And being close to the busy retail hub of Clifton Street, there could be scope to increase its income.

Seel and Co said the building itself appears to be of brick construction with a pitched corrugated metal roof over, which appears to be in satisfactory condition.

It’s expected to go to auction on May 19 at 5pm with a guide price of £15,000. For more information visit www. seelandco.com

■ Electricity sub-station

This one is slightly more unusual. Next door to the tattoo shop is a secure substation that is currently being let to Western Power for £460 per annum.

Steel and Co said that only an external inspection was carried out before the catalogue went to print.

The site is expected to go to auction on May 19 at 5pm with a guide price of £15,000. For more information visit www.seelandco.com

■ Completely refurbished two-bed house

If you’re hoping to get onto the property ladder, look no further.

This two-bed semi-detached house on Diamond Street in Adamsdown has been fully refurbished and is ready to move in.

On the ground floor, there is an entrance hall, sitting room, kitchen/ diner and bathroom. On the first floor there are two double bedrooms.

There is also a private enclosed garden to the rear of the property.

The house itself is of brick and stone construction with a pitched tile roof and PVC windows and doors. The house has been completely refurbished and modernised, including a new combi boiler, kitchen and bathroom.

The site is expected to go to auction on May 19 at 5pm with a guide price of £149,000. For more information visit www.seelandco.com

■ Cathays cafe

This mid-terrace cafe on the busy Crwys Road in Cathays has an attractive frontage with a period tiled porch.

The entire property is currently being let for £7,800 per annum to Elmer’s Garden Cafe.

According to Seel and Co, there could be potential for further accommodation to the first floor. However, an inspection wasn’t possible before the catalogue was printed.

The ground floor is made up of a shop area with a kitchen to the rear, preparation rooms and a WC. The first floor is being used for storage.

To the rear is an attractive garden area used by customers in the summer months.

The site is expected to go to auction on May 19 at 5pm with a guide price of £150,000. For more information visit www.seelandco.com
