Plan to build GP surgery onwasteland
PLANS for a huge new medical centre in Cardiff have been revealed.
Developers want to build a GP office and pharmacy off Whitchurch Road to replace a nearby “outdated” surgery.
The two-storey building would cover 900 square metres and be built on wasteland off Sachville Avenue.
In plans submitted to Cardiff council, developers say the current practice serving the area is “outdated and unfit for purpose”.
The company behind the plans, healthcare real estate investor Assura Aspire, say the new centre is much needed.
They said: “The existing medical centre has a high number of patients over its intended capacity. This has led to a number of issues for the practice: there are too few consulting rooms; too few parking spaces; and a waiting area which is cramped.”
The plans add: “The current building does not serve the community as the medical practice would like and a modern building will allow a greater number of clinical facilities to be provided, offering significant benefits to patients registered at the practice.”
The practice currently operates out of two Victorian converted properties on Whitchurch Road.
The proposed site was formerly allotments but the developers say it has become “unmaintained”.
Developers said: “The site is a vacant piece of land situated between residential/commercial properties and an allotment site.
“Whilst having been used for allotments in the past, it has become [an] unmaintained area which encourages fly-tipping and other antisocial behaviour. The proposals intend to regenerate the site into a community asset providing state of the art health facilities.
“The current building does not serve the community as the medical practice would like and a modern building will allow a greater number of clinical facilities to be provided, offering significant benefits to patients registered at the practice.”
A total of 26 car parking bays plan to be included with the centre alongside several bike racks.
In August 2019 a similar development was approved but never built due to “wider issues such as funding”, planning documents say.
The plans will now be considered by Cardiff council’s planning committee.
