The perfect spot

RELAXING on a balcony in the sunshine with a cocktail in your hand and panoramic sea views stretching out in front of you sounds like you’re enjoying a two-week holiday on the Costa del Sol.

And if you live at the property with a balcony, then maybe it feels like you’re on holiday every day.

Located on the seafront in Mumbles means you are in one of the prime property positions in the area, at least within an urban environmen­t, and rewarded by spectacula­r sea views.

Sea, sand and shopping are just down the road from this executive apartment, if you can ever be bothered to vacate that holiday-atmosphere balcony. It’s the perfect place to watch the seaside world go by.

But Mumbles is definitely worth getting out of your deckchair for.

It’s no surprise that in 2020 the community was named as Britain’s top coastal price hotspot for the increase in average property price, beating popular seaside locations such as Cornwall, East

Sussex, Kent, Lincolnshi­re, Norfolk and even Sandbanks in Dorset.

In a list compiled by property portal Rightmove, it was found that the average property asking price in Mumbles had risen by 47% since 2015, a bigger five-year increase than any other coastal area in Britain.

Since October 2015, the average asking price has risen from £234,295 to £344,832, revealing that asking prices here are £146,000 more than the Welsh average of £198,000.

If a new owner of this three-bed apartment fancies taking on the ‘Mumbles Mile’ pub challenge, at least home will only be a short stumble away.

And they won’t have to negotiate the stairs either as this first-floor flat comes with a lift shared with just the two other apartments that occupy this contempora­ry block.

But don’t worry about stumbling into someone else’s abode after pub closing time because this lift is clever.

According to the estate agent, the lift opens directly into each apartment and is individual­ly key operated and programmed to only open into either the garage, foyer or the key holder’s apartment, ensuring total security; phew!

In fact, the lift illustrate­s the thought that has gone into the creation of these three modern homes.

The estate agent says the current owners have spared no expense creating a modern and contempora­ry building whilst also maximising energy efficiency.

Examples include installing underfloor heating, a ventilatio­n and heat recovery system, sound insulation, a fire alarm system throughout and secure, private parking tucked away undergroun­d for each flat.

So that’s all the hidden and helpful features that should impress a potential buyer, but what about the interiors?

The sea view apartment for sale occupies the whole of the first floor and so space is certainly not an issue here, and neither is great design.

The apartment’s design has worked hard to create as many visual and physical connection­s to the bay and sea views as possible.

Of course, there’s that Spanish-style balcony accessed from the super spacious open-plan kitchen, diner, lounge area that occupies the whole of the front of the apartment, but there is also a Juliet balcony and picture window allowing the sea to be a constant guest at the dinner table or sofa.

It makes sense to allocate the back of the flat to the sleeping accommodat­ion, allowing more chances to enjoy those special views during waking hours.

It would be incredible to wake up to those views every morning, but after jumping out of bed, most people would be wandering into the living area and be drawn to the balcony eventually.

Even on a stormy winter’s day the design of the flat means you can have a front-row seat to marvel at the might of mother nature from the comfort and warmth of the sofa, with a Juliet balcony offering arguably the best inside seat in the home.

The huge reception space offers a contempora­ry and fully-equipped glossy kitchen with sociable island unit and a generous open space for ample sofas, dining table and chairs and even a quiet reading nook or home office space, tucked away in the far corner and enjoying the views from that Juliet balcony.

To the rear of the flat, the family bathroom can boast the most amazing spa bath and jet shower, with feature lighting that looks like a mini disco, making that refreshing morning shower or evening bubble bath even more enjoyable.

The unit even has a massage and steam setting and a built-in radio so little chance of getting anyone out of the bathroom in a hurry, so it’s handy to discover that the master bedroom has an ensuite.

And so to the three double bedrooms. Here you discover the added bonus of a cute balcony for the master bedroom offering a quiet spot to enjoy a morning coffee before taking on the challenges of the day.

If a new owner does not require three bedrooms, this versatile home could offer the spaces as a media room, library or home office.

But with the vibrant life on the promenade and the sea beyond on the doorstep, it’s more likely any home worker will be drawn to taking the laptop on to that holiday-feel balcony.
