House could be razed for four new homes

A house in Plean could be demolished to make way for four new homes.

Michael Macritchie is seeking permission in principle from Stirling Council planners to knock down the house, known as Cedarwood, on President Kennedy Drive and replace it with four semi-detached houses on the site.

Cedarwood is said by the applicant to be a large, single storey property which has been extended on several occasions, is currently vacant and in a “relatively poor state of repair”.

While the applicatio­n is outline at this stage, an indicative layout has been submitted with the propoal which the applicant says shows it is possible to ensure each of the proposed houses can be provided with private rear gardens of at least 10 metres depth.

In a submission with the applicatio­n, agents for the applicant said: “The proposed developmen­t involves the redevelopm­ent of a brown field site within the establishe­d settlement boundary of the village of Plean and does not involve the use of any greenfield/ previously undevelope­d land.

“The increase in the number of units on the site from one to four is considered to make an appropriat­e and sustainabl­e use of the site.

“The existing house provides no positive contributi­on to the local townscape. The proposed redevelopm­ent presents an opportunit­y to secure a beneficial improvemen­t in the overall appearance and condition of the site, this being of direct benefit to the general amenity of the surroundin­g area.

“All existing features such as trees, hedges, landforms, walls, fences and buildings which contribute to the character of the plot and/or wider area, shall be retained and not adversely affected by developmen­t. The existing trees which lie along the western and southern boundaries of the site will be retained.”

Planners are expected to make a recommenda­tion in due course.
