Pips for sale at £295,500
A former Callander coffee shop has been put up for sale.
Pips Coffee House in Ancaster Square is available for sale at auction with property auctioneers National Property Auctions at a guide price of £259,500.
Extending to approximately 2690 sq. ft. over three levels, the property comprises the former coffee shop on the ground floor which includes a service area, full commercial kitchen to the rear, customer toilet facilities, and a courtyard area accessed from kitchen.
The first floor offers residential accommodation consisting of a large front facing lounge area, two bedrooms, fully fitted dining kitchen, with a storeroom/office and shower room on the half landing.
On the second floor, overlooking the rear of the property, there are two further bedrooms and a bathroom.
Having previously been two separate properties, the auctioneers say the property offers a number of different residential and/or commercial development options for a potential buyer.
Mandi Cooper, managing director of National Property Auctions, said: “Callander enjoys strong levels of tourism all year round, and located in prime position within the town centre, and within easy reach of other popular Scottish tourist destinations, this property will allow developers a great opportunity to tap into this demand with commercial trade.
“Holiday accommodation, long term rental and self-contained residential units for resale are amongst the variety of end use possibilities this property could offer.
“We expect to attract a lot of interest for the property.”
