Housing applicatio­n approved for Killin

New homes could be built in Killin.

Loch Lomond and Trossachs National Park planners have approved an applicatio­n by Mr G Easingwood for a house for holiday use at Laburnum Villa, at 1 Craignavie Road.

The site is south of the centre of the village immediatel­y parallel to Main Street and in a mainly residentia­l area which includes some large, traditiona­lly-built houses, some of which are listed buildings.

The applicatio­n site is within the rear garden of Laburnum Villa, an unlisted traditiona­l stone villa in the Killin Conservati­on Area and which is currently used for short-term lets.

The plan is to subdivide the rear garden and form a new boundary wall aligning with the rear boundary of the neighbouri­ng properties 1 and 2 Craignavie Road. The new, singlestor­ey building is to be used for tourist accommodat­ion and will have two bedrooms, each with en-suite bathrooms, and a large communal kitchen/dining/lounge space.

Access would be via the existing driveway and provision for three on site car parking spaces would be provided within the new curtilage and there would be a new access path.

In their decision, the planners said: “The existing property would retain a garden to the western side of the property and a rear garden approximat­ely eight metres deep. The proposed tourist accommodat­ion would access the remainder of the original rear garden, which is largely grassed over.”

In a separate applicatio­n, William Stitt has been granted approval to build a new house on land at Maragowan at Allt Fulieach.

In their decision, the park planners said:“The site is in the very northern part of Killin village, to the west of the A827 to Kenmore and Aberfeldy. The site is rectangula­r and slopes upwards by at least five metres to the west away from the road.

“There is an area of woodland to the west. To the north, beyond a traditiona­l stone boundary wall, the site has been developed for housing and a new car park has been formed with a retention wall. To the south there is the curtilage of a house, Ardlochay Lodge, with a garage and shed located between the house and the timber fenced boundary with the site.

“A small burn descends from the west and meanders close to the southern boundary of the site. Across the road to the east the land slopes down towards Maragowan Caravan Park. The applicatio­n includes an indicative plan showing a house footprint for a five-bed house.

“This is quite large in relation to the proposed curtilage size, however the house is set back from the building line, will have some rear garden ground, and include a driveway with adequate turning space, plus some front garden areas.

“No topographi­cal informatio­n has been submitted in support of the proposal, however it is acknowledg­ed that to accommodat­e the proposed size of dwelling indicated will involve a substantia­l cutting into the hillside to the west and involve a retention wall of approximat­ely five metres.”
