Councilplannerspreviously granted prior approval for a scheme for 32 flats but a new application aimed to increase this number further.

Applicantssaidtheexisting site had parking for around 72 cars and was based in a “sustainable location.”

And according to planning documents, themajorityofthe apartments would also offer “open plan living.”

Developers applied to the council to see whether prior approval was required for the extra apartments.

After considering the scheme, council planners granted prior approval.

A decision report from planners said the extra parking demand generated from the rooms on the ground floor couldbe“accommodatedwithin the site.”

It reads: “The proposed use of the building for 40 apartments does not pose any significant detrimental risk in respect of transport and highwaysimpacts, landcontamination, flooding or noise, or the provision of adequate natural lightintothehabitablerooms.”

Planners added that the noise assessment provided also gave “satisfactory assurances.” This included conclusions that “there are no commercial noise sources that impact adversely upon the application premises and that the apartments will have an acceptable internal noise climate for residential purposes.”
