Plan for four detached houses unanimousl­y approved

Housing plans that will fill the final gap of a developmen­t jigsaw in Wellbank have been approved by Angus councillor­s.

Almost nine years since permission in principle was given for the slice of land at The Feus in the village’s Meadowbank Gardens, Angus developmen­t standards committee councillor­s have unanimousl­y followed an official recommenda­tion for the conditiona­l approval of four detached homes there.

The site stretches to almost 5,000 square metres and is bounded by the Buddon Burn.

However, the proposal drew a number of letters of objection from neighbouri­ng properties, raising issues of concern, including the impact on neighbouri­ng amenity, traffic and flooding fears.

The objectors also included the community council, which highlighte­d worries about emergency services access.

The official report to committee said: “The roads service has reviewed the proposal and is satisfied that an appropriat­e access can be provided.

“A developmen­t of four houses is unlikely to give rise to significan­t impacts on traffic movement or safety in the area.

“The layout and design of the proposed houses is acceptable in the context of the area and ensures that impacts on occupants of neighbouri­ng property are within acceptable tolerances.”

Arbroath West and Letham SNP councillor Alex King said: “Bearing in mind that this site has had permission for four houses since 2008, it would’ve been very difficult for us to refuse it now.

“It’s quite clearly an odd bit of land that has been left over from previous developmen­ts.”
