Plan for four detached houses unanimously approved
Housing plans that will fill the final gap of a development jigsaw in Wellbank have been approved by Angus councillors.
Almost nine years since permission in principle was given for the slice of land at The Feus in the village’s Meadowbank Gardens, Angus development standards committee councillors have unanimously followed an official recommendation for the conditional approval of four detached homes there.
The site stretches to almost 5,000 square metres and is bounded by the Buddon Burn.
However, the proposal drew a number of letters of objection from neighbouring properties, raising issues of concern, including the impact on neighbouring amenity, traffic and flooding fears.
The objectors also included the community council, which highlighted worries about emergency services access.
The official report to committee said: “The roads service has reviewed the proposal and is satisfied that an appropriate access can be provided.
“A development of four houses is unlikely to give rise to significant impacts on traffic movement or safety in the area.
“The layout and design of the proposed houses is acceptable in the context of the area and ensures that impacts on occupants of neighbouring property are within acceptable tolerances.”
Arbroath West and Letham SNP councillor Alex King said: “Bearing in mind that this site has had permission for four houses since 2008, it would’ve been very difficult for us to refuse it now.
“It’s quite clearly an odd bit of land that has been left over from previous developments.”
