Sporting estate goes on market for nearly £3m

Auchavan in Angus Glens ‘has a wealth of Scottish wildlife’ and extends to 2,299.25 acres

A sporting estate in one of the most remote corners of Angus has gone on the market with a £2.8 million price tag.

Auchavan Estate, nestled in the Angus Glens and Cairngorm National Park and bounded by the River Isla, extends to 2,299.25 acres with two farmhouses and three cottages.

Three of the five buildings are holiday let properties.

The estate is marketed by Galbraith Property and would cost £10,741 a month for a 25-year mortgage if a buyer was unable to pay an initial lump sum.

A spokesman for the Highland property consultancy said: “Auchavan combines some exciting stalking with a five-year average of 10 stags and 41 hinds, walked up grouse shooting, together with the opportunity to develop a low ground shoot including duck flighting.

“A stock farming enterprise could also be re-established at Auchavan.”

Auchavan has a wealth of Scottish wildlife including red and roe deer, red and black grouse, brown and blue hares, curlews and barn owls with golden eagles, osprey and ptarmigan having also been seen from the estate.

In recent years the low ground was subject to a grazing lease to a neighbour, which has now ceased.

The current emphasis has been on developing and enhancing the landscape to provide good habitats for the diverse wildlife and to encourage the increasing breeding success, particularly among wading birds.

The lands at Auchavan comprise permanent pasture, rough grazings, hill and woodland rising from 322 metres above sea level alongside the River Isla to 807 metres at its highest point at the top of Monamenach.

Auchavan Estate is available for purchase as a whole or in two lots.

The first lot is Auchavan, which forms the largest part of the estate and extends to about 1,902.31 acres.

The subjects forming the second lot are known as Presnerb and extend to about 396.94 acres and offer the opportunity for a livestock enterprise.

The estate also enjoys trout fishing rights on the River Isla which forms the eastern boundary of the estate.

The estate has recently completed a programme of felling of a number of blocks of coniferous woodland.

Prior to the felling licence being granted, a proposed replanting scheme was prepared and is for four blocks of mixed broadleaf woodlands.
