-

Twomixedfarmswithproductive arable and grazing land have come on the market in the north east.

They are being marketed by Galbraiths. It says Scottish farmland is in high demand, with buyers coming from across the UK, Ireland and mainland Europe.

The company says that over the last 12 months it has sold more than 60 farms totalling more than 8,000 hectares with a value in excess of £65 million.

Balnamoon Farm near Keith extends to 105 hectares.

It has operated as a livestock unit in recent years, carrying up to 100 suckler cows and 400 breeding ewes.

The predominant cropping has been grass for silage, hay and grazing, together with soilimproving fodder crops such as forage rape.

The farmhouse is a traditional stone-and-slate-built property dating from the 1880s.

The sale includes an extensive range of traditional and modern farm buildings.

There is currently a rental income from an 800kW wind turbine sited on the land, with the potential for additional wind turbines to be developed.

Cairnhill Farm, near Huntly, has also operated predominantly as a livestock unit, carrying up to 450 head of cattle.

The land extends to about 172 hectares.

In recent years the cropping has been grass for silage, hay and grazing together with oats and spring barley.

Potatoes have been grown on rotation.

It has a detached traditional farmhouse, a range of modern and traditional farm buildings.

There are two telecom masts sited on the land generating income.

Galbraith partner Rod Christie said it was rare to have two high-quality farms brought to the market in an accessible location

“Balnamoon farm has been well farmed and maintained over the years and would allow for the seamless transition of new owners to take over at the helm.

“The farmhouse offers a fantastic family home in a beautiful location,” he said.

“As a primarily arable unit, Cairnhill farm offers good flexibility to develop a range of enterprises but also has significant amenity appeal too.”

Cairnhill Farm is for sale as a whole for offers over £1,700,000.

Balnamoon, Crossroads, Keith, is for sale as a whole for offers over £1,050,000.
