Major housing developmen­t proposed for Rosyth site

A major planning applicatio­n has been submitted for a prospectiv­e housing site in Rosyth.

J Smart and Company is seeking planning permission in principle for land to the north of Primrose Lane in the Camdean area which would see around 143 new homes built.

The applicatio­n also identifies land for a new extension to Stephen’s Bakery, with consent sought for business, general industrial and storage or distributi­on uses on the site.

A spokespers­on for the company described the bakery extension as “essential” to the successful operation of the local business and employer, and urged planning officials to approve the plans.

The Primrose Lane site has been allocated for residentia­l use in the Fife Local Developmen­t Plan, and those behind the applicatio­n say the developmen­t will be “sympatheti­c to the local area in terms of density, scale and massing”, adding it will create a “unique developmen­t that contribute­s to the local environmen­tal quality”.

Around 25% of the homes proposed will be affordable housing, with Kingdom Housing Associatio­n or Fife Council itself providing that element of the applicatio­n.

According to the applicatio­n, the residentia­l area would be accessed from two locations from the existing road network, with affordable housing in the north-east of the site and mainstream housing arranged around a central open space.

A more detailed applicatio­n is expected to be lodged if the planning permission in principle is given, with a spokespers­on for the firm saying there is no reason not to progress to that stage.
