Major housing development proposed for Rosyth site
A major planning application has been submitted for a prospective housing site in Rosyth.
J Smart and Company is seeking planning permission in principle for land to the north of Primrose Lane in the Camdean area which would see around 143 new homes built.
The application also identifies land for a new extension to Stephen’s Bakery, with consent sought for business, general industrial and storage or distribution uses on the site.
A spokesperson for the company described the bakery extension as “essential” to the successful operation of the local business and employer, and urged planning officials to approve the plans.
The Primrose Lane site has been allocated for residential use in the Fife Local Development Plan, and those behind the application say the development will be “sympathetic to the local area in terms of density, scale and massing”, adding it will create a “unique development that contributes to the local environmental quality”.
Around 25% of the homes proposed will be affordable housing, with Kingdom Housing Association or Fife Council itself providing that element of the application.
According to the application, the residential area would be accessed from two locations from the existing road network, with affordable housing in the north-east of the site and mainstream housing arranged around a central open space.
A more detailed application is expected to be lodged if the planning permission in principle is given, with a spokesperson for the firm saying there is no reason not to progress to that stage.
