Former steading with room to breathe

“It was a strange time in my life, I needed to find a house away from the city, and I had bought a dog to have a wee soulmate with me,” he smiles.
“I saw The Grannery, as it became known, and went for it. And now I have two dogs, and it’s been a great home for me and my family.”
The Grannery is a lovely detached steading conversion, full of charm and character, but with stunning contemporary interiors.
It is large, bright and spacious, extending to around 318 square metres (3422 square feet, in old money) and situated on the perfect plot with fantastic views.
“There’s about an acre, with lots of potential to extend the gardens if the owners want to do something different,” says Clark.
The gardens are neat and well-established, with lots of nooks and crannies for relaxing, entertaining and play.
The courtyard garden has a south facing sun terrace, a private little spot ideal for sunbathing, and there is a double garage and space for parking on the large driveway.
Clark helped to design the house, which was in the process of being converted from the original farm steading.
“I run a modelmaking engineering business, and I like to think I have a bit of the interior designer inside me,” he smiles. “I know what I like. I knew I wanted lots of space and light, and a proper cook’s kitchen. I love cooking, so it was important to me to get that right.”
The Grannery’s ground floor comprises two large lounges, the kitchen, utility room and WC, and a bedroom, currently used as a cinema room. The kitchen is fantastic, with wooden and stainless steel finishes throughout and a range of appliances.
A stylish spiral staircase leads up to the first floor. Upstairs, there are three further bedrooms including the master bedroom, complete with a balcony and en suite.
Ross Farm Steading is an exclusive and prestigious development near the rural hamlet of Madderty surrounded by some of Perthshire’s finest scenery.
The world-renowned Gleneagles Hotel and golf resort is around ten miles away and nearby major motorway networks allow ready access to the most important business and cultural centres around Scotland.
“It’s fantastic – brilliant views, close to the village, but you can be in Perth in 10 minutes, Crieff is close by and the road network is great if you want to go further afield to Edinburgh and Dundee,” he says. “It’s a great house – the only reason I’m selling is because I need to be a bit closer to work. I’m 61 now, and life moves on.”
The house has been a great family home for Clark, his partner Julie and their families, including two young grandchildren.
“We love the big room, that’s where the whole family can get together,” he explains.
He also loves the cinema room, although he has a word of advice for the new owners.
“Recently, Julie and I decided to watch the Fantastic Four – it was a Friday night, we wanted to chill out with some food and a movie,” he says.
“It was a great film, lots of action and pyrotechnics and flashing lights. Halfway through it, there was a knock on our front door and four big firemen had arrived, with a fire engine parked in the driveway.”
He laughs: “A neighbour had seen all the flashes and thought our house was on fire! We had a good laugh about that – and invited the firemen in for a cup of tea.”
