THE VOICE OF PROPERTY

- Beverley Brown

FIFE home owners thinking about moving next year might want to consider putting their home on the market sooner rather than later. According to property consultancy Galbraith, now is the time to sell as the firm’s latest quarterly figures show the Fife property market remains strong. Sales are up 6% year-on-year for the quarter and viewings increased by 36% over the same period, which has continued to boost the time taken to sell property in Fife to around 48 days over the quarter.

George Lorimer, who leads the sales and lettings team for Fife, comments: “There are plenty of buyers around waiting for fresh stock to come to market. While some vendors were hesitant about going to market, the flipside is that it creates an excellent opportunity for sellers who are prepared to crack on.”

He adds: “The run up to Christmas offers a fantastic opportunity to market your property. Buyers have instant access to new listings online and can do their research during the holiday period.

“Fife remains highly attractive to families and retirees from Scotland and the rest of the UK looking for a more relaxed pace of life, as well as having strong international appeal.”

VILLAGE GOSSIP

A NEW 3,000-home village for Stirling has been recommended for approval by council planners this week following an application by Springfield Properties. The latest in the house builder’s ‘village’ sites across Scotland would see a site spanning almost 600 acres between Plean and the Bannockburn Interchange provide 3,002 homes (a mix of houses, flats and affordable homes), open space and landscaping, a primary school and a 30-bed care home.

PRESENT AND CORRECT

IF all you want for Christmas is the keys to a newly built, high-spec home, Mactaggart & Mickel Homes is offering a Christmas cracker: the last remaining home at its exclusive Castle Grove development in Newton Mearns is being sold with half the LBTT paid – a saving of £12,425. It also includes floorcoverings, kitchen appliances, and part exchange if required. The three-storey Telford features an open-plan kitchen/dining room, living room with sliding door access to the garden, utility, cloakroom and integral garage. The middle floor houses four bedrooms, and there’s a fifth bedroom, en-suite, on the third floor.

This could be the icing on the Christmas cake…

room with fitted wardrobes and en-suite bathroom. Upstairs are four further double bedrooms (one with en-suite) and the main bathroom.

The front gardens provide uninterrupted loch views and direct access to the beach and foreshore. Waterside Cottage also has a number of outbuildings, including a polytunnel, and is set up for the addition of solar panels, should the next owner wish to install these. A boat mooring can be secured from the Crown Estate if required.

Strachur has a primary school, post office, café, shops, medical centre and a community hall. For those seeking a home near water, this property ticks all the boxes – offers over £535,000 are invited by Robb Residential in Glasgow.
