PROPERTIES are commonly described as ‘striking’, ‘attractive’ or even ‘pretty’, while others are more deserving of the synonym ‘handsome’ – and Rosehill is most decidedly the latter, a very handsome detached blonde sandstone Victorian villa set well back from East Kilbride Road in Busby, a prime residential suburb extending from neighbouring Clarkston. Occupying particularly generous landscaped garden grounds which back onto open countryside – belying the property’s close proximity to local shops and restaurants, highly rated schools and railway station – Rosehill is a quintessential family home with superb room proportions, flexible two-storey layout and a charming mix of original features and modern facilities, including a standout en-suite bathroom with free-standing bath and separate walk-in shower.
Spanning 2,177 square feet in total, the ground floor layout reveals an entrance vestibule and near-20ft-long central hallway with access to a cloakroom and four large public rooms –bay-windowed lounge with focal fireplace, formal dining room, sitting room with French doors to the rear patio/ garden, and breakfast room linked to the adjoining fitted kitchen with access to the garden via a rear porch. Upstairs is a fullytiled shower room and four sizable double bedrooms – master with the showstopper ensuite bathroom, which can also be accessed from the landing.
Notable features include beautiful wood floors, excellent storage throughout (the kitchen also has a walk-in pantry), original window shutters on many of the windows, ornate original plasterwork and woodpanelling and stained and leaded glass windows (a key staircase feature), while lounge focal points include parquet-style wood flooring, period fireplace (open fire) and decorative four-tier cornicing.
The walled rear garden is a highlight – large, level and landscaped with trees, shrubs and planted borders around a central lawn. Rosehill has everything in its favour, including a location only a short stroll from the railway station and near the M77.

PROPERTY is proving to be the golden ticket for the Scottish Government, according to official data analysed by property firm apropos by DJ Alexander, which highlights record revenues of £89m in the months of September and October 2020 for land and building transaction tax (LBTT) from residential property. The recent boom in property transactions saw LBTT more than double since August to reach a record monthly total of £50.1m from 11,990 transactions during October – 24.9 per cent higher than October 2019.
These numbers reflect the much larger number of transactions since July when the Scottish Government increased the threshold for paying LBTT to £250,000, which coupled with pent-up demand, resulted in rising prices and increased government revenues.
The official data also reveals the city of Edinburgh consistently accounts for around one-third of all residential property revenues, equating to around £16m in property tax for the Scottish Government in October alone.
