Dairy development harmonises perfectly with its musical setting
WITH THE release of her latest album, 30, Adele is in the spotlight. Meanwhile, the recording studio that welcomed the singer when she was a rising star is also in the news, as it is being transformed into modern apartments.
Old Dairy House is a boutique development in trendy Kensal Rise, west London, just north of Portobello Market. Designed by POW Architects for award-winning developer Fruition Properties, there are one-, two- and three-bedroom homes. Selling agents are Dexters and Hamptons.
Each of the 16 homes has a private balcony or decked terrace and the brick façade is designed to complement the area’s Victorian architecture. There is flexible commercial space on the ground floor. Residents can also enjoy a green courtyard and a landscaped communal roof terrace.The development has secure cycle storage and video entry.
The apartments are fitted with oakstyle flooring in kitchen and living room; plush carpet in the bedrooms; black-stained wooden doors, recessed lighting and large windows to maximise natural light. Kitchens include integrated appliances and bathrooms are fully tiled and have thermostatic showers. Underfloor heating is installed throughout, with individual thermostats and data points in every room.
Old Dairy House is on the north side of
Kilburn Lane overlooking the rooftops of Sixth Avenue, on the site of a historic dairy farm. The area was largely rural until the 1880s, when the first homes were built along Kilburn Lane. A section of the farm survived as Higgins Dairy Farm, later Higgins Bros Dairy, operating until the late 1960s.
After over a century of agricultural use, in the late 1990s the site became The Old Dairy Recording Studios, with the former farm buildings run by Liveprime from 1994 to 2014. During this time, many music companies were based at the studios, which were used by artists including then-up-and-coming Adele. The Brit award-winning producer duo Flood and Alan Moulder had a room at the studios, writing for and working with names such as U2.
The studios were eventually purchased
by Fruition Properties for residential development, gaining planning approval for the mixed-use transformation in November 2019.
Old Dairy House is a short walk from Chamberlayne Road, once voted the “hippest road in Europe” by Vogue magazine. Nearby Portobello Market offers eclectic shops, vintage stalls and record stores and there are good transport connections, with Oxford Circus 15 minutes away by tube.
