A survey for your new-build home
THERE IS an ongoing undersupply of housing in the UK. Hundreds of thousands of new homes are being built annually, with construction only set to increase.
WHAT ARE THE ADVANTAGES OF BUYING A NEW-BUILD PROPERTY?
There are many advantages to buying new-build. For example, a newbuild can provide a blank canvas, modern living and low bills. The purchasing process can be less stressful, as buying a new-build means you’re chain-free above your purchase. First-time buyers can also benefit financially from Help to Buy and shared ownership schemes.
WHAT IS A SNAGGING SURVEY?
If you’re buying a new-build, you may wish to ask a surveyor to undertake a snagging survey.
This will reassure you that the property complies with warranty standards and regulations and that the build has been completed to the correct standard. The survey will include looking at plasterwork, checking that doors and windows fit properly and assessing the quality of the insulation.
The surveyor will look beyond cosmetics, exploring roofing and ventilation, for instance.
WHEN SHOULD PURCHASERS ARRANGE A SNAGGING SURVEY?
This should be done prior to completion as it allows the developer time to fix any issues that might be discovered before purchasers move in or rent out the property.
HOW SHOULD I CHOOSE A SURVEYOR FOR A SNAGGING SURVEY?
Look for an independent surveyor, to provide an unbiased report. Check that the surveyor will provide you with photographic evidence of any potential issues. And ensure your chosen professional checks external surfaces including brickwork, patios/terraces and driveways, as these also form part of the property.
