Retirement leads to sale of historic country inn

AHISTORIC Northumberland coaching inn built in the 1700s is on the market for £2m after the owner announced plans to retire.

The Tankerville Arms in Wooler has been owned and run by the same family for almost 50 years, welcoming locals as well as proving to be a popular stop-off for tourists.

The main hotel building dates back to the 18th Century when it was originally used by the Tankervilles of Chillingham Castle, to house guests when their castle was full with visiting hunters.

During the 19th century, The Tankerville was a base for the local excise office and was a posting house on the Edinburgh to London route, before the railways took on the role.

The popular pub has a lounge bar and two restaurants and over the years it has been expanded to offer holiday lettings.

As well as 17 bedrooms in the main building, a two-storey annex was finished last year to add five cottages, offering 10 more bedrooms between them.

The site also includes 1.45 acres of grounds and a beer garden, and it has outline planning permission for two more properties in the car park.

Marketing materials sent out by agents at North East Commercial Property & Business Agents also detail how the site includes Tankerville

Cottages, a pair of semidetached three-bed houses each with gardens and parking. One of the houses is a private holiday let and the other is used by the owner.

Richard Finney, director at the Gateshead-based property company, said the new additions to the pub and hotel have been popular and profitable since opening, and is hopeful a new owner could further expand the hotel to take advantage of growing North East tourism.

He said: “The opportunity offers a variety of accommodation options that include traditional hotel rooms, modern self-catering holiday cottages and larger three-bed houses, all on the same site. The main hotel extends to 17 rooms and new owners could consider redevelopment into an aparthotel or even residential dwellings, subject to planning. There is a large garden plus designated parking and the overall site extends to 1.45 acres.

“The combination of a private residential facility together with the independent food and drink offer from the larger hotel adjacent provides an ideal holiday combination.”

The owner is looking for offers in the region of £2m for the freehold, including the trade items and goodwill. Stock at valuation price.
