5 Reasons to list your property before Christmas...

-

As the nights grow longer and the days colder, many home- owners think that they should delay getting their house on the market until the spring. Other owners with properties not yet sold, withdraw their property from the market. But are they right? Are they perhaps missing out on the opportunity to get their property to shine ( and sell) at a time when there is less competition? Homes may appear to sell better in the spring, however in more recent times most town areas are no longer affected as much by seasonal demand.

Be ready for the rush

By listing your property before the Christmas period, you will be ready for the New Year rush if you don’t manage the sell by Christmas. Historically, the property market experiences a rush of new instructions at the beginning of the New Year. By marketing your property before this time you will give your property better exposure. Additionally, there will be no waiting for valuations or good weather to take photos, no waiting for signing details off, no waiting for Home Reports to be complete all of which can delay going to market, missing out on valuable advertising time.

New Year Fever

Many people make big life decisions at the start of a new year - finally deciding to buy a house, down- sizing, up- sizing, take a new job, deciding to buy that holiday home they have always wanted, moving granny/ grandpa closer to other family members, change of area; all these decisions are common at the start of the year. What better time to have your property on the market and visible to these individuals?

Internet traffic hits its peak

Internet traffic is up on the winter nights as people spend more time inside their homes due to the dark, damp weather. With the majority of buyers beginning their search online this is a great time to have your property on the market. Internet traffic hits its peak during the winter months. 1.6 Million people looked at Rightmove between Christmas Day and Boxing Day last year. It seems that once the presents have been opened and the dinner consumed people seem to go searching for that dream home, using their new toys ( ipads, laptops, mobile devices etc).

Strengthen your buying position

Sell your property now and you will be in an excellent position to negotiate the purchase of your next house in the spring.
