USP Sea-view project
The impressive house at 15 Edinburgh Road, Musselburgh is an imposing, semi-detached property in need of restoration.
While those who take on the project cannot kid themselves that it will be easy, or necessarily budget friendly, the task could create a fabulous home in a location right on the shore. What it has, in spades – or bucketfuls – is potential.
Dating from 1898, the house retains many original features which is a good starting point.
There is a large drawing room with an open fire and bay window. A smaller room just off this could be used as a study or an additional bedroom.
Both the sitting room and the dining room have wonderful coastal views and the public rooms all have beautiful delicate plasterwork.
The dining room gives access to the kitchen, larder, a downstairs loo and the back door. Up a dedicated staircase is a maid’s bedroom.
On the first floor there are four double bedrooms and a shower room. There is an attic, accessed by a ladder, which those with a bit of imagination might feel has further potential to be converted – perhaps adding a roof terrace, to take full measure of the sea views.
Once you have finished all that, there is the garden to turn to. It is bounded by a stone wall, which to the north abuts straight to the beach.
