The impressive house at 15 Edinburgh Road, Musselburg­h is an imposing, semi-detached property in need of restoratio­n.

While those who take on the project cannot kid themselves that it will be easy, or necessaril­y budget friendly, the task could create a fabulous home in a location right on the shore. What it has, in spades – or bucketfuls – is potential.

Dating from 1898, the house retains many original features which is a good starting point.

There is a large drawing room with an open fire and bay window. A smaller room just off this could be used as a study or an additional bedroom.

Both the sitting room and the dining room have wonderful coastal views and the public rooms all have beautiful delicate plasterwor­k.

The dining room gives access to the kitchen, larder, a downstairs loo and the back door. Up a dedicated staircase is a maid’s bedroom.

On the first floor there are four double bedrooms and a shower room. There is an attic, accessed by a ladder, which those with a bit of imaginatio­n might feel has further potential to be converted – perhaps adding a roof terrace, to take full measure of the sea views.

Once you have finished all that, there is the garden to turn to. It is bounded by a stone wall, which to the north abuts straight to the beach.
