Restoring a listed building is not for the easily spooked but tucked away in beautiful rural spot, Kirk o’ the Muir in Perthshire offers a wealth of opportunit­y for those willing to embark on a major project.

Formerly a manse, the impressive C-listed 1870 house set in secluded countrysid­e 11 miles from Perth, has fallen into disrepair and requires a full renovation.

The good news it that it retains its roof and is mostly wind and water tight. Internally many of the original Victorian features remain intact.

Next to the manse is a derelict coach house, which is C listed too, and the remains of a 1744 succession church, which is A listed as it is one of only four in Scotland.

The house has three bedrooms, a bathroom, sitting room, family room, kitchen, dining room and two store rooms.

The grounds are 3.8 acres and although they are overgrown, there are some lovely mature trees including birch, oak and copper beech so are a good basis for restoring a splendid garden.
