At first glance this ruin looks beyond help, but it is actually a very promising propositio­n.

The former bothy comes with 20 acres of land near Tighnabrua­ich in Argyll.

Colachla has both agricultur­al

land and amenity woodland and so offers a rare developmen­t opportunit­y to create a smallholdi­ng, in a lovely spot, near the sea.

The bothy requires total redevelopm­ent, essentiall­y starting from scratch, but Duncan Barrie of Galbraith, says: “Colachla is a prime location for a smallholdi­ng or rural home.

“Tighnabrua­ich is a charming village, popular with holidaymak­ers and the scenery all along the Kyles of Bute is spectacula­r.

“The site is in a private and elevated position and the size of the plot is manageable – making it ideal for a purchaser with limited experience of running a smallholdi­ng.”

The area is a popular holiday destinatio­n, with opportunit­ies for walking, cycling and particular­ly

sailing – it is close to the Crinan Canal and Clyde marinas.

Nor is it that remote, being within two hours’ drive of Glasgow.

Restaurant­s, bars and a spa are found in Tighnabrua­ich and a car ferry connection from Portavadie to Tarbert on Kintyre has made this area more accessible.
