House with flat you can semi detach

Riverside home that’s designed to be divided is a rural revelation

- By Paul Drury

TWO-for-one offers are ten-apenny in your local supermarket. It’s just rather unusual to find them in the housing market. An imposing riverside home in Perthshire breaks this rule in spectacular fashion, by offering a new owner the chance to comfortably sub-divide the elegant property in two.

Campsie Linn House at Stanley was designed in 1990 with separation in mind, equipped with bi-folding doors to create one distinct country house with an independent apartment below.

This arrangement could work for the larger family, with elderly parents who still crave their independence.

However, estate agent Carl Warden believes that a more lucrative option is also open to any new owner.

He said: ‘The beauty of this place is the range of lifestyle options it affords.

‘We are well aware of the desire from families to keep elderly relatives close at hand, without cramping their style.

‘In the separate flat, they could come and go, without interfering in family life. Yet they are on hand, if need be.

‘However, the house’s proximity to the River Tay makes it an appealing prospect as a holiday let to visiting fishermen or ramblers.’

Campsie Linn House enjoys an elevated position near the banks of the river. A path leads down to the water’s edge, even though ownership does not extend to the foreshore or offer fishing rights.

Effectively constructed ‘upside down’, all of the principal accommodation has been located on the upper floor to take advantage of the lovely views.

It is also surrounded by 1.2 acres of attractive gardens, giving seclusion from the outside world and visible only to a few keeneyed locals. You enter the main property at first floor level which opens to a welcoming hallway that houses a number of storage cupboards. The large sitting room has French Doors leading to a verandah, with gorgeous views of the Tay and Linn Pool.

This lovely room has been designed with large windows to give panoramic views to the north, east and west.

The morning room has a stove and a glazed door leading to the garden room, which has wrap-around windows and a door to a decked seating area.

There are two further public rooms, one of which could serve as a dining room, the other one a ‘snug’ with access to the verandah.

The high-quality kitchen is fitted with gloss black and cream units and red Star Galaxy quartz worktops. There is breakfast seating in the centre of the room.

Built-in features include a dishwasher, two ovens, warming drawers, steam oven, microwave and induction hob with a hood above.

The first floor also boasts four double bedrooms, two of which have en-suite shower rooms. The family bathroom hosts a modern suite, with WC, wash-basin, shaped bath and shower above, tiled walls and vanity mirror and window.

Stairs lead down to the ground floor, which has separate external access.

Here, you will find an entrance hall, two double bedrooms each with en-suite facilities. The utility room could easily be set up as a kitchen.

The east and south parts of the garden are extensively laid to lawn, with scattered planting and mature trees. There is a pond, with a weeping willow to the side.

Estate agent Mr Warden says one of the main selling points is its private location.

He adds: ‘It is a beautiful spot. It’s not the kind of place you stumble across. Only a few dog walkers are ever likely to see it.

‘And it’s a big chunk of real estate for the money. There’s 355 square metres of accommodation, so it’s quite incredible.’ Guide price of £525,000. Contact Carl Warden of Bell Ingram on 01738 621 121 or email carl.warden@bellingram.co.uk
