Detailed plans for 60 houses approved despite land level fears
DETAILED plans for 60 homes on the site of a former high school have been approved.
Outline planning permission for the redevelopment of St Peter’s CE High School, in Penkhull, was granted in 2018, with bulldozers moving onto the site last month.
A reserved matters application from Lioncourt Homes, detailing the layout and appearance of the homes, has now been approved by Stoke-ontrent City Council.
The development will consist of a mix of two, three, four and five-bedroom homes, including detached, semi-detached and terrace properties.
Most of the houses will be twostorey, with six 2.5 storey, and bungalows.
The city council received seven representations from residents, including two objections, two neutral and three in support.
They raised a number of concerns relating to privacy, land levels, and noise and traffic during the construction period.
But planning officers decided to approve the application under delegated powers.
The officer’s report states: “The proposal is considered to be acceptable in terms of design, amenity and highway safety, and would deliver sustainable development
“Given the above, the application is recommended for approval subject to the conditions.”
According to the report, the development will require ‘significant’ levels changes to the land and regrading of the existing topography.
The levels issue was an ‘extremely important’ factor in the determination of the application, but planning officers are satisfied that the proposed levels can be achieved. St Peter’s High merged with Berry Hill High to form St Peter’s Academy in 2011. The academy operated across two sites until it moved to its current base in Fenton in 2013.
