Trade park thrives in spite of the uncertainty faced by retailers

ANEWLY-BUILT Stoke-ontrent trade park is nearing capacity after a host of businesses signed up for space at the site. Developer St Modwen completed work on Etruria Trade Park last year after it was instructed by Stokeon-trent City Council to build two terraces of brand new trade counter units.
Now just one unit remains vacant at the Festival Park site after companies including Moto Hub Engineering Ltd, The Belgian Beer Company, Small Batch Cocktails, bathroom specialists Robert Pochin Ltd as well as Quality Transport Training Ltd and repair and replacement experts
Allscreens Nationwide Ltd all agreed leases – ranging from five to 10 years – at the site.
Agents Harris Lamb says there has been ‘high levels of interest’ for the trade park.
Becky Thomas, pictured, said: “We have had a lot of interest and have just one empty unit remaining at the park.
“A combination of location, availability and specification means that over the past year we have let 21,524 sq ft of space at the site, with a further 19,637 sq ft under offer.
“In addition, four further units are under offer with the new tenants set to take occupation for the new year, leaving just one 3,000 sq ft unit available.”
Becky added: “We are delighted with the uptake at the trade park, which has thrived in spite of the uncertainty faced by retailers over the past 18 months, and based on the high enquiry levels we are currently experiencing around the final unit, we hope to have the estate fully let soon.” Occupiers of Etruria Trade Park will join established businesses including Vodafone, bet365 and Wade Ceramics on Festival Park.
Deane Wakeling, head of business development at Allscreen Nationwide Ltd, said: “Accessing high quality accommodation within the region is very difficult right now, with fierce competition, so we are extremely pleased to have secured a premises at this prime location.”
David Vaughan, of Quality Transport Training, added: “Our main criteria in choosing where to locate in the region was convenient accessibility, and the excellent position of Etruria Park more than fulfilled that requirement.”
Sebastian Sheehan, of Stoke-ontrent City Council, has welcomed the success of the trade park.
He said: “To have let so many properties at this park since it’s completion last year, in light of the many challenges presented by the pandemic, is a real achievement, and we are very pleased with the diverse range and the quality of the occupiers the team at Harris Lamb has secured.”
