QUEEN OF THE CASTLE

A 16th-century house full of regal grandeur.

- By Murray Scougall

It had been Zoe Redhead’s dream to own a house with a turret, so she wasted no time in snapping up 2 Kirkhill House in Broxburn, West Lothian, when the 16th Century property became available.

And the house didn’t just come with a turret – it also has a rich history that takes in Mary Queen of Scots and the Knights Templar.

With three storeys, the living room, bedroom and kitchen-dining room each have their own dedicated floor, providing a spacious but also compartmentalised feel. There is also an attic room, accessed by a pulldown Ramsay ladder.

Zoe, who has lived there for 13 years, said: “I always wanted to have a house with a turret – it was on my bucket list.

“So when I saw the house advertised in the paper I knew I had to have it. I put an offer in without a viewing – I didn’t want to risk anyone getting in there before me!

“I often walk down the private road, look up at the house and just admire its beauty. Everyone calls it the mini-castle.

“I’ve been told by lots of people that the Knights Templar once camped in the garden and that Mary Queen of Scots stayed inside.”

With its turreted stairwell, patches of exposed stonework and three wood-burning stoves, the property oozes charm and character.

While the exterior maintains its 16th Century design, the interior reflects modern living, with a sleek contemporary open-plan kitchen and dining room with double doors out to the garden.

There is a private south-facing garden as well as expansive communal gardens overlooking the countryside setting.

Zoe continued: “Although it’s in Broxburn, the house is secluded – there are no streetlights and the house is in its own little bubble.

“It’s easy to think we’re in the back of beyond, but the town is on the doorstep and Edinburgh and Livingston are just a 15-minute drive away.”

Having lived there for more than a decade, Zoe has decided to move on and the property is on the market with Warner’s Solicitors & Estate Agents for offers over £240,000.

Warner’s estate agent Michelle Brownlee said: “During the day, the property is flooded with light. Many of the rooms have twin, or even triple, windows which makes it feel bright and airy.

“And it’s not just the property that’s pleasing on the eye – its position offers stunning views of the surrounding area, too.

“It’s in perfect move-in condition and would be ideal for a couple or a professional with a keen eye for Scottish architecture and stylish living.”

Viewing of 2 Kirkhill House is available by appointment. Get in touch with Michelle on 0131 668 0440 or mbrownlee@warnership.com
