We asked Michael Holmes, one of the experts from the show, to give us his tips on adding an extension to your home.

Have a Vision

Create a clear idea of what will excite you about the extension – perhaps a large family kitchen overlookin­g the garden or even a home cinema or games room. Your vision will help you through any tough times.

Save on Fees

For a simple low-cost extension, find a designer who will produce planning and building regulation­s drawings for a fixed price. Choose someone with a track record in low-cost projects.

Keep it simple

A simple design will be the most cost-effective option, as will using standard materials that are readily available.

Use profession­als

Beware ridiculous­ly low quotes. Ask family and friends for recommenda­tions and always ask for and check references. Never pay for building work or materials in advance unless via a protected escrow account – pay only for work that has been completed and you are happy with.

Get your hands dirty Labour costs can make up between half to two thirds of the budget for a typical extension, so if you can, do some of the work yourself. To save even more costs, take on the project management.

Save on VAT

Most extension work will attract VAT at 20% on labour and materials, but if you use self-employed tradesmen who turn over less than the threshold for VAT registrati­on, you will not be charged this tax, saving on labour costs.

Re-use, recycle and repair Existing materials can be reused or sold rather than thrown in a skip. Old floorboard­s, doors, radiators, towel rails and kitchen units can all be revived and reused, cleaned up and given a new finish. Sell or trade what you can’t use.

Negotiate trade discounts

Find out where those in the business buy their materials and aim to get the same wholesale or trade prices. Always negotiate and see if there is any discount for paying cash.
