Could 2021 be the year of the holiday home?

-

You may have considered purchasing a second home, well this could be the year. Turn to page 8 to be inspired.

Aplace dedicated to family time; a sanctuary for relaxation and respite; a welcome promise of fresh surroundings… holiday homes have an array of benefits mental wellbeing.

Indeed, after a year like 2020, most people in the country will be longing for a change of scene and, as the word “staycation” starts to creep its way back into our everyday vocabulary, those with holiday homes in Scotland will be thanking their lucky stars.

FLEXIBILITY – YOU MAKE THE RULES

Having a caravan, lodge or second house readily available to you at any time of year means you can go on holiday at the drop of a hat.

No more settling for fewer nights than you had hoped for; no more struggling to find accommodation dates to match those of your family’s annual leave. You can stay for as long as you like, when you like, with whom you like – if it’s your home, you make the rules!

HOLIDAYS ARE CRUCIAL FOR YOUR HEALTH

”I need a holiday!” We’ve all said it. Whether we’ve been working too hard, the repetition of our daily routine has grown stagnant, or months of staring at the same four walls has us feeling like Bill Murray on the set of Groundhog Day, holidays are crucial for recharging batteries and replenishing positivity.

It’s simple, really. If you have a holiday house or caravan, you’re more likely to take frequent vacations (or staycations), and the more vacations you take, the more relaxed you’ll feel. When we are relaxed, we are more inclined to have a positive outlook on life and enjoy every aspect of it.

Whether that means enjoying the company of loved ones or drinking in the scenery of our favourite view, taking a well-needed break – in your very own property – can do wonders for the soul.

IT’S AN INVESTMENT FOR THE FUTURE

Buying a second home is also an investment, and it will stay in the family for as long as you wish (or until you choose to sell it). The holiday home could be passed down and enjoyed by generations to come.

However, it is also worth bearing in mind that, when you purchase a second home in Scotland, there is a tax implication, known as an Additional Dwelling Supplement. This ADS must be paid to the Scottish Government and equates to about 4% of the purchase price.

But, given the many benefits of a second home that can also be rented out when not being used by your own family, it is definitely worth doing. Before renting out your second property, you will need to follow the proper protocols for landlords.
