In need of some care and attention
THESE buildings have all seen better days. But given a new lease of life, they could become a boutique hotel, an amazing restaurant or a dream family home.
One offers stunning views across Cardiff Bay, with a price to match, while another is located opposite one of Wales’ top tourist attractions. And each comes with plenty of history.
1. MARINE BUILDINGS, PENARTH
The renovation of the Marine Buildings has been a long-running saga, but it’s now back on the market. The property, which is being marketed by EJ Hales, is three storeys – each floor measuring approximately 1,558 sq ft (475 sq m) and in a very poor condition. It has a Grade II listing. Offers are sought in the region of £2.25m for the freehold.
2. FORMER WARDEN’S BUNGALOW, CARDIFF
The bungalow is a well-known Cardiff landmark and is passed by thousands of pedestrians and motorists each day.
The lease interest in the 650 sq ft former warden’s bungalow, located in Sophia Gardens, is being marketed on behalf of Cardiff Council by the Cardiff office of property advisory firm EJ Hales, with the price available on application. It currently has planning consent for residential C3 use, but Cardiff Council’s planning department would look favourably at a change of use.
3. FORMER COWBRIDGE COMPREHENSIVE SIXTH FORM SITE
The former school fronts on to Aberthin Road on the edge of the market town. The site, extending to approximately 0.53 hectares, is an allocated residential development site within the Local Development Plan. The property is on the market with Cushman & Wakefield and the price is available on application.
4. THOMAS STREET, LLANELLI
This four-storey semi-detached office building has a rear single-storey addition and a side roadway to the rear, secure car park. It is located on the edges of the town centre and overlooks the rear of the parish church. The property is on the market with Lambert Smith Hampton for £200,000.
5. 28 WIND STREET, SWANSEA
The Metropolitan Bank of England and Wales building on Wind Street was most recently home to Bloomburger. The property is being marketed by EJ Hales, who says that it is being let with the benefit of substantial fixtures and fittings. The owners are looking to let the premises on a new full repairing and insuring lease for a minimum term of 15 years, incorporating five-yearly upwardonly rent reviews, at a rent of £35,000 per annum.
6. SPA ROAD EAST, LLANDRINDOD WELLS
Offers over £500,000 are invited for this landmark commercial property in a prominent location with significant potential for redevelopment (subject to planning consent) in the centre of the Victorian spa town of Llandrindod Wells. The property is being marketed by McCartneys. Currently used as a college of further education, the building extends to over 4,300 sq m on six storeys and also includes a small private car park.
7. FORMER BANK, HIGH STREET, LLANFYLLIN
Situated in the middle of Llanfyllin (approximately 12 miles north of Welshpool), the former bank is a semi-detached property which also comes with a kitchenette and two bathrooms. It is on the market with Morris, Marshall & Poole for £65,000.
8. FORMER VILLAGE HALL, DOLGARROG
McCoubrey Cooke is marketing this dilapidated former village hall, which stands in a site of circa 0.75 acres, opposite the tourist attraction Surf Snowdonia. The property is within easy reach of the Snowdonia National Park and the beautiful village of Betws Y Coed. It offers an opportunity for commercial and potential residential redevelopment. It is on the market for £220,000.
