Multi-million pound refurb for Cardiff Gate office block

CENTRE 7, located at the entrance of the Cardiff Gate Business Park, is to undergo a multi-million-pound refurbishm­ent.

The large office block will be available to let upon completion by early next year.

The plans involve an extensive refurbishm­ent to the three-storey building and the Grade A offices will include features such as flexible floor plates of up to 17,000sq ft suitable for open plan or partitione­d space, an air-conditioni­ng system, suspended ceilings with recessed LED lighting and fully raised access floors.

Lloyds Banking Group has already committed to occupying 10,300sq ft at a rent of £16 per sq ft.

A total of 40,871sq ft is available to let in office suites in a variety of sizes with an excellent car park ratio of 1:242 per sq ft.

The property agent Fletcher Morgan manages Cardiff Gate Internatio­nal Business Park.

John James, director at Fletcher Morgan, said: “Centre 7 is a highly visible building situated on Junction 30 with easy access to the M4 at the gateway to Cardiff, providing an ideal location for businesses to take advantage when the Severn Bridge tolls end next year.

“There is a huge demand for Grade A, high quality office space in Cardiff and this refurbishm­ent is already attracting interest.”

Rhomco will be project managing the refurbishm­ent of Centre 7 and building work is set to be completed by early next year.
