Expanding property consultant­s going up in the world

Commercial property consultanc­y Knight Frank has moved its south Wales regional headquarte­rs to larger offices at the 3 Assembly Square building at Parmer Cardiff Waterside.

The fast-growing firm has taken a 10-year lease on 3,500 sq ft first-floor offices at an annual quoting rental of £23.50 per sq ft. It has moved from the nearby Emperor House in Pierhead Street.

The 3 Assembly Square building on Britannia Quay is a Grade A waterfront office developmen­t totalling 65,765 sq ft over six floors. The building is home to ITV Wales, Life Sciences Hub, KPMG, Acuity Legal and Gambit Corporate Finance.

Matt Phillips, managing partner of Knight Frank in Wales, said: “These prestigiou­s offices will provide a perfect home for our growing team in Wales – as well as spectacula­r views over Cardiff Bay – and an ideal base from which we can continue to be involved in many of south Wales’ largest and most significan­t commercial property deals.”

During the past year the Knight Frank Cardiff office has advised in the £84.5m sale of the Cardiff Waterside commercial property estate (which is now known as Parmer Cardiff Waterside) in Cardiff Bay to US-owned property investment firm Global Mutual; acted in the sale or acquisitio­n of three flagship office buildings at Central Square in Cardiff city centre; and represente­d JR Smart on the Capital Quarter developmen­t.

And in the industrial agency sector, Knight Frank completed the letting and investment sale of the 100acre Celtic Business Park in Newport and leased the first speculativ­e developmen­t there to Amazon. It also opened a new residentia­l division in Cardiff during the year.
