Don’t jib at the price, private boathouse is for sail for £250,000
A BOATHOUSE in a prime Pen Llyn location has gone on the market in excess of £250,000.
The price tag reflects its status as the only privately owned boathouse of its kind along a section of coastline renowned for its sailing – and its wealthy clientele.
The Boat House, on the seaward side of Abersoch’s outer harbour breakwater, is described by the selling agent as a “remarkable opportunity”. Beresford Adams believes it was probably built around 1931.
Nestling in a small sea cliff, the building has a concrete sloping slipway that, at low tide, gives access to a sandy beach. At high tide, boats can be launched straight into the sea.
A brick construction that is rendered externally, The Boat House has a pitch slate roof. Inside, it measures 24ft 4in by 14ft 3in, with a timberbeamed “area” to provide extra storage. Double iron gates provide security.
Beresford Adams said it was a “marvellous opportunity” to acquire a detached boathouse in an “iconic, picturesque setting”. It stands just below Lon Pen Cai on Benar headland, last year named by Halifax as Wales’ most expensive “street” with an average property sale of £1.73 million.
In contrast, terrace properties in Holyhead fetched an average sale price of £134,876 last year. Most of the homes sold in the Anglesey port town were terrace properties, according to Rightmove.
Access is via a pedestrian pathway from the outer harbour to the breakwater, which has steps and a ramp down the beach. At low tide it’s also possible to reach The Boat House by tractor.
Beresford Adams said the boathouse lies “in a wonderful position in which to relax with your family and to play on the beach and take in the sea air”. Beyond lie magnificent views across Cardigan Bay towards the Snowdonia (Eryri) mountain range.
The property is being marketed as “of particular interest to boating enthusiasts”. There has been speculation the building could be converted to a residential property or holiday let. However, making the building watertight would be a challenge and access would be limited at high tide.
Some people believe it a “silly price” but its superb location means the boathouse will attract buyers with deep pockets. One person said: “If you have your own private island or multi-million-pound place on Benar headland, and you need somewhere to lock up your 200k ‘sea legs’ with direct sea access, it’s not a bad deal.
“It’s like moaning that a house in London cost £50m. Just because you can’t afford, doesn’t make it wrong.”
