One look at this house tells you that it has everything a discerning buyer could want.

It is in a peaceful corner of one of East Yorkshire’s most soughtafter villages and is close to the historic market town of Beverley with its increasingly upmarket shops and restaurants.

The 5,879 sq ft property has been stylishly decorated but comfort has also been taken into account. As for its upkeep, it has been beautifully kept.

Amenities are plentiful. Outside in the idyllic parkland, there is timber and glass garden room leading onto enchanting walled gardens, a heated swimming pool, an all-weather tennis court and a large wildlife pond.

It also has something more ethereal that you can’t take a picture of but which is very important.

“It has been a very happy family house,” says owner Karen Hollingbery.

The property started life as the shell of a historic barn and stables on the former site of Low Hall.

Mrs Hollingbery and her husband bought it in 1962 and later engaged the renowned Bridlington-born architect Francis Johnson to design a conversion that retained the period features while creating a five-bedroom home.

Considerable thought and expertise went into the creation of what is now a handsome Georgianstyle home.

The property is arranged over two wings. One consists of a series of more formal and classically proportioned reception rooms centring on a grand galleried entrance hall, with three bedrooms above. The other housing the kitchen, utility rooms and a mix of guest bedrooms and a games room

The property also has a number of useful outbuildings, currently serving as stores and garaging, and there is a three bay garage block and a turning circle.

“The conversion was a big project and it took us a couple of years to complete. We added the garden room and pool later and the property has evolved over the years,” says Mrs Hollingbery. “We called the house Joby because the original property was called Joby cottage but it wasn’t a cottage by the time we had finished the work on it.”

Moving to downsize will be hard but says Mrs Hollingbery: “We have loved it but it is time for Joby to go to someone else.”
