Given the number of people leaving London for God’s Own County, maybe “When a person is tired of London, they head to Yorkshire” might be more appropriat­e.

Martin Tinker and Liza Matzak certainly have no regrets about swapping their two-bedroom flat in the capital for an idyllic farmstead in the sought-after estate village of Ruston, near Scarboroug­h.

They bought the property seven years ago and says Martin used his skills as a builder to transform West Hill into a fabulous home: “We wanted to be nearer to my family in Grassingto­n and we wanted to start a family and get a dog and as property prices in Yorkshire are so much cheaper than in London we were able to get more for our money here.”

The adjoining 17th century barn is now a self-contained annexe, which brings in an income as a holiday let.

“The farmhouse is 180 years old and the family who lived here before us had been here 30 years so it needed some updating, including new wiring and central heating,” says Martin. “We also moved the kitchen, put in four new bathrooms and re-landscaped the garden.”

He and Liza, their children and their dog have loved living at West Hill but the time has come to make another move to be much closer to Martin’s parents.

He says: “We love it here. It is such a beautiful area on the edge of the North York Moors National Park with great countrysid­e and the coast is a five minute drive away.”

Grade II listed West Hill has a host of period features and it sits in an elevated overlookin­g Ruston.

The farmhouse has a boot room with original bread ovens, fireplace and a staircase leading up to an en suite bedroom above.

The ground floor also has a kitchen diner, dining room with original fireplace, sitting room with log burner, shower room and a utility area.

On the first floor there is a main bedroom, a bathroom and two further bedrooms and on the second floor are two ensuite bedrooms.

The annexe has a kitchen, dining area and living room, shower room and mezzanine bedroom with a bath.

The outbuildin­g has garaging, a workshop and store.
