MorningStar breaks ground for facility in SF
Co-developers MorningStar Senior Living and Confluent Senior Living have broken ground on a new senior living community in Santa Fe. The 71,000-square-foot development will deliver 85 units for assistedliving and memory-care residents.
MorningStar of Santa Fe will be situated on four acres within a mixed-use neighborhood along the St. Francis Drive corridor. The project will feature 56 suites dedicated to assisted living and 29 suites devoted to the individualized care of residents with memory impairment in a mix of studio, one-bedroom and two-bedroom suites.
The anticipated completion will be fall 2018.
The development marks the second MorningStar Senior Living community in New Mexico, with MorningStar and Confluent completing the $17 million MorningStar of Albuquerque in February 2016.
Rosemann & Associates is serving as the architect for the new development, and New Mexico-based Bradbury Stamm Construction is the general contractor.

The developer of the Markana Apartments, a high-end multifamily complex near San Pedro and Alameda NE, is in the early stages of an expansion.
A request has come before the Environmental Planning Commission to change the zoning to high-density residential, which will allow 26 dwelling units per acre on an vacant 4.8-acre parcel. The zoning change was requested by owner Legacy Hospitality, which is the company behind the first phase of a 232-unit complex. It is shooting for a fall 2018 opening, according to its website.
The first phase of the project showed a value of $17 million, according to one site permit pulled with the city. ORB Architecture designed the apartments.
The Markana website said the highly amenityequipped complex will offer one-, two- and three-bedroom units ranging in size from 807 to 1,307 square feet. The pet-friendly complex will feature “well-designed, spacious floor plans with high-end finishes, simple elegance, clean lines and sophisticated styling,” with rents ranging from $1,100 to $1,450.
Demand for high-end rentals in the Alameda corridor has not gone unnoticed by other developers.
Titan Development and Alliance Residential Co. are co-developers of Broadstone Northpoint, a 226-unit infill community north of Alameda, on Modesto NE between San Mateo and I-25. The developers said future tenants will benefit from the proximity to I-25, the Journal Center Business Park and access to the retailers along Paseo del Norte. The project broke ground in November 2016, and construction will be completed next year, according to Titan.

A new Pizza Hut is in the works for the busy Coors Boulevard thoroughfare near Central Avenue. A site development plan for a building permit before the EPC says the Pizza Hut project at the northeast corner of Coors and Avalon NW will comprise a one-story, 3,000-square-foot building intended for two separate restaurant tenants. Applicant Palo Alto Inc. said one space is earmarked for a Pizza Hut carry out-only business, with a drive-up service window.
The 104-room Holiday Inn Express Albuquerque is now under the management umbrella of Hospitality Management Corp. Dallas-based HMC will collaborate with new ownership group Newstream Commercial. The property is off Interstate 40 at exit 165.

Dallas-based HMC is ranked in the top 40 of U.S. third-party hotel management corporations.
