More than 500 new apartments are planned for Austin’s fast-growing Mueller developmen­t.

More than 500 additional apartments are on the way to Austin’s fast-growing Mueller developmen­t.

The units will be split between two complexes, both of which are scheduled to start constructi­on this fall.

AMLI and Greystar, companies that have built a number of projects in Central Texas in recent years, are the developers behind the two projects.

The Greystar apartments are expected to open first, in late 2016. Plans call for a total of 201 units on four floors. The complex, at 4818 Berkman Road, will be aimed at “active adults” ages 55 and older.

Amenities Greystar plans include a pool and spa, sports lawn, yoga and wellness room, private dining room, a display kitchen capable of hosting cooking classes, game room and meeting room.

There will also be about 2,000 square feet of groundfloo­r retail space.

“Mueller’s extensive amenities, as well as its proximity to the Austin city center, makes it an ideal setting to establish a well-appointed rental community that serves the active lifestyles of those 55 or better,” said Derek Brown, Greystar’s managing director of developmen­t. “There are and will be a number of walkable retail and entertainm­ent options within minutes of the site, including Lake Park and the upcoming Alamo Drafthouse.”

Other Greystar projects in the Austin area include remaking Lamar Plaza into Lamar Union, a mixed-used developmen­t with 443 apartments and 86,000 square feet of lease space for shops and restaurant­s. It also manages the Mosaic at Mueller apartments.

The AMLI complex, at 2401 Aldrich St., will feature 318 apartments in two four-story buildings — many with views of the Austin skyline. Completion is expected in early 2017.

Studios, one-, twoand three-bedroom units will be available. AMLI says the new apartments will be, on average, 100 square feet larger than its existing apartments at Mueller. A fitness center, business center, pool, cabana with outdoor kitchen are among the amenities planned.

“AMLI is excited to be developing a second apartment community within Mueller,” AMLI Executive Vice President Taylor Bowen said. “The nearby Aldrich Street will include shops, restaurant­s, nightlife and cultural activities that will all be very attractive to our residents.

“Our first community has proven to be very successful, which is a testament to the need for housing and a strong desire to live in a community like Mueller. We believe Mueller attracts potential residents who desire to live a healthier lifestyle in a LEED-certi- fied community.”

Some of the units at both complexes — 30 at Greystar’s and 48 at AMLI’s — will be reserved for residents who qualify for the Mueller Affordable Homes Program. That program targets households that make 60 percent or less of Austin’s median family income.

“AMLI and Greystar are two of the most admired multifamil­y developers in the country and we’re pleased to have both of them expand the residentia­l offering at Mueller,” said Greg Weaver, executive vice president of Catellus Developmen­t Corp., Mueller’s master developer. “These 500plus residentia­l units help make Aldrich Street the most diverse and dense part of this compact and vibrant Mueller community.”

Once both projects are complete, Mueller will have about 1,740 apartments and about 1,000 homes. An estimated 5,000 people live in the developmen­t.
