Home built in private enclave in 1940 was remodeled in 2013
A rare opportunity to own a fully remodeled home in a private, wooded community known for outdoor recreation amenities is available in a cottage nestled among trees in Sherwood Forest.
The four-bedroom, four-bathroom house at 239 Nottingham Hill is listed at $875,000. Built in 1940, it was redone in 2013.
“It’s already been completely remodeled. Very few of the houses here that are remodeled are for sale. They are kept in the family,” said listing agent Brian P. Wood, who is a fifth-generation Sherwood Forest resident.
The gated community outside Annapolis, which takes its name — and those of its meandering roads — from the legend of Robin Hood, is known for its hilly, natural setting that opens onto the Severn River. It began a century ago as a summertime enclave for urban families who stayed in unheated cottages and explored the woods and the water, and has grown into a year-round community where clusters of homes are tucked beneath the trees.
This wood-sided home is painted the dark green of most houses in the “Forest,” a shade designed to blend into the natural setting, and features a brick front patio. A 450-square-foot screened porch provides a spacious area to unwind amid summer breezes.
The new interior kept the cottage feel, but with a modern open floor plan and hardwood floors, Wood said. Energy-efficient windows bring natural light into the kitchen-dining-great room area. The new kitchen features stainless-steel appliances, white cabinets and granite countertops, and opens into the dining area, which has a wood-burning fireplace. The great room’s modern picture windows look out to the wooded neighborhood, while beadboard walls add to the cottage look.
The main floor offers three bedrooms. The master suite features three closets and an adjoining bathroom with two sinks. A second bedroom also has its own bathroom. A third bedroom and separate bathroom are also on the main level, as are laundry facilities.
A fourth bedroom, plus a bathroom, are on the lower level, while another basement room is used as a family room.
The community has more than two miles of walking trails, Wood said.

A draw for families is an onsite summer camp that includes boating and swimming at a community beach. Many teens who age out of the camp at 16 return as counselors, Wood said. A community marina has a waiting list for boat slips, he said. The camp and slips require additional fees.
Mail is delivered to a community post office, which is by a general store that carries convenience items and also has a deli with hot food, Wood said.
