Condos share redone Victorian
A Victorian in Boston's Elm Hill neighborhood has been transformed into two spacious, high-end condos.
The property at 27 Howland St. sits on the North Dorchester side of a Roxbury neighborhood that features grand houses. Developer and Realtor Herion Karbunara has completely rehabilitated the house and virtually everything is brand new aside from some recycled Spanish oak paneling and some original hardwood floors.
Each of the two units occupy two floors. Unit 1 offers a total of 4,700 square feet of living space. Unit 2 offers 3,500 square feet. Both have three bedrooms with hardwood floors and walk-in closets with builtins, and each has three full marble-tile floored bathrooms with radiant heated floors, Grohe fixtures, walkin showers or soaking tubs.
The condos feature open living/dining/kitchen spaces with new and restored dark-stained hardwood floors, stone fireplaces, lots of large new windows, crown molding and high ceilings with recessed lighting and built-in surroundsound speakers.
Kitchens have Carrara marble countertops and white Thasos stone mosaic backsplashes, custom white cabinetry and marble islands with contemporary pendant lighting. There are Wolf and Jenn Air gas stoves and double ovens, along with Asko dishwashers and U-Line wine coolers.
Both condos, which have new hydro-air heating and cooling systems, are on the market for $1.1 million.
“We're looking at buyers who want to be in the city and are looking for both space and value and an alternative to places like the South End and Jamaica Plain,” said Karbunara, principal of H. & Co. in South Boston, who has restored a half-dozen homes, including his own, in and around Elm Hill. “This is a great neighborhood where everyone knows one another.”
The exterior of 27 Howland St. has been re-sided with gray Hardieplank with white trim. Karbunara reconditioned the original wrought-iron gates and planted two Magnolia trees in the front yard.
Unit 1 has a lot of unique features, including a basement grotto/wine cellar with an Albanian mosaic tile floor and a brick fireplace faced with a recycled Spanish oak and mosaic tile.
Unit 2, on floors two and three, boasts a 900-square-foot mahogany outdoor deck off the kitchen with built-in seating and a spiral staircase down to the backyard. The third floor features a huge open space with a raised cathedral ceiling and wood beams, as well as a full marble bathroom.
