16-unit condo complex proposed for Dudley Square
Madison Park Development Corp. is hoping to bring needed new home ownership opportunities to Roxbury’s Dudley Square area through a new 16-unit condominium building.
Madison Park’s proposed fourstory building at 2451 Washington St. would include one- to three-bedroom condos ranging from 730 square feet to 1,289 square feet. Ten would be sold at market-rate prices, and six would be designated as affordable to households making 80 percent to 100 percent of the area’s median income.
“In terms of the demand, there’s very little for-sale housing stock in Dudley (Square) and almost nothing with new construction,” said Wendy Carter, associate director of real estate for Madison Park Development, a Roxburybased nonprofit developer of affordable housing.
Average Roxbury condo prices have increased 155 percent, from $162,134 in 2010 to $413,302 in 2015, according to Madison Park’s project filing with the Boston Planning & Development Agency.
Parking, a lobby, a maintenance office and a community room would be located on the new building’s first floor. The parking would accommodate 16 spaces.
Madison Park has an approximately $9 million budget for the project, which is located at the corner of Washington Street and Shawmut Avenue. It sits across from the Boston Police Department’s District B-2 station and abuts Madison Park’s subsidized Schoolhouse multifamily housing.
Boston’s DREAM Collaborative, LLC, is the project architect. Madison Park hopes to start construction in late fall.
