Tower, decks on rise in Southie

Filing highlights future plans for Gulf station land

A new project filing sheds more light on a Milton developer’s plans to replace a West Broadway gas station in South Boston with a sixstory apartment building with restaurant and retail space.

Oranmore Enterprise­s LLC wants to construct 65 one- and two-bedroom units, 9,000 square feet of ground-floor restaurant/ retail and lobby space, and 88 below-grade garage parking spaces at 87-93 West Broadway, currently the site of a Gulf gas station and convenienc­e store at the corner of A Street.

“We believe that the proposed project will constitute a significan­t positive addition to the South Boston neighborho­od by revitalizi­ng this underutili­zed site with much-needed new housing in an attractive and thoughtful­ly designed building,” George Morancy, the developer’s attorney, said in a letter to the Boston Planning & Developmen­t Agency.

South Boston-based Stefanov Architects designed the proposed 98,000-square-foot building. It’s highlighte­d by a glass tower at the corner of A Street that would be illuminate­d at night and have an outdoor seating area at its base.

The building would have open and enclosed balconies, and there would be nine private rooftop decks, a common deck and common green space for residents. Tenant storage areas and a room for about 65 bicycles would be included. Garage parking with an automated vertical parking system would be accessed by Silver Street, opening up public street parking along West Broadway.

The more detailed project plans show a slightly changed developmen­t from Oranmore’s initial letter of intent filed in April for the 0.45-acre site. The project at that point included 5,617 square feet of commercial space, 2,020 square feet of community-use space and garage parking for 64 vehicles.

Oranmore, whose managers include Michael Moore, Joseph Allen, Patrick Costello and Seamus Moore, has been in operation since 2002. Its South Boston projects have included the St. Augustine’s Church residentia­l conversion project and 637 East First St.

Oranmore has an agreement to buy the West Broadway site from the current owner, Moawed Properties LLC, and hopes to start an approximat­ely 18-month constructi­on schedule in the second quarter of next year, pending BPDA approval.
