Developer files plans for Dot condo project

A Newton developer is pushing ahead with plans to build a 57-unit residentia­l project in Dorchester’s Lower Mills neighborho­od.

City Point Developmen­t LLC wants to redevelop the roughly one-acre site at 1120-1132 Washington St., which currently includes the former Molloy Funeral Home, a vacant lot and three residentia­l buildings at the southeaste­rn edge of Dorchester.

The proposed four-story building’s one- to three-bedroom residentia­l units are expected to be condominiu­ms, but could be developed as apartments if market conditions, financing and other factors make them more economical­ly feasible, according to project plans filed yesterday with the Boston Planning & Developmen­t Agency. Seven of the units would be set aside as affordable.

City Point bought the site, which is just more than a quartermil­e from the MBTA’s Milton Station, from Molloy Family Limited Partnershi­p for $1.8 million in August 2014.

Its project would include indoor bicycle storage, 86 residentia­l parking spaces and eight other spaces for the 3,600 square feet of ground-floor commercial space slated to be two profession­al offices and/or a locally owned and operated store. Open space plans include a lawn for small-scale informal play, a play area for toddlers and a patio with shaded benches.

Dorchester-based Roche-Christophe­r Architectu­re is the project’s architect.

City Point, pending BPDA and other project approvals, hopes to start constructi­on early next year, with work expected to last up to two years.

The proposed developmen­t is expected to generate fewer than three new vehicle trips per minute during peak traffic hours, according to City Point’s project documents.
