31-unit developmen­t eyed for Mission Hill

Plan includes public laneway, restaurant

A Boston developer is hoping to construct a new apartment building with a restaurant and public gathering space in Boston’s Mission Hill neighborho­od.

The proposed 31-unit developmen­t at 9-11 Burney St., near the corner of Tremont Street, would be New Urban Partners LLC’s fourth new building in the Tremont Street area.

Plans include a 1,900-square-foot restaurant space, a community room, six garage parking spaces and a public laneway for recreation­al activities and outdoor seating, according to a documents submitted to the Boston Planning & Developmen­t Agency for its small project review process.

The project site currently includes a parking lot and a triple-decker home with a separate one-story storage building.

The proposed six-story, 27,779-square-foot building’s studio to two-bedroom units would have open floor plans, and four would be affordable. Second-floor apartments would have “Juliet” balconies, and tenants would have access to rooftop terraces.

The 2,853-square-foot laneway would be privately maintained, accessible from Burney and Carmel streets and provide for outdoor seating for the new restaurant and existing restaurant­s and retailers on Tremont Street.

“The laneway, along with other proposed support spaces and infrastruc­ture, will transform spaces which were formerly ‘back of house’ into an attractive shared amenity in the neighborho­od,” New Urban Partners said in its BPDA filing. “We do envision several of our existing retail tenants adjacent to the laneway, such as Milkweed Cafe and Crispy Dough Pizza, taking advantage of this new space by providing outdoor seating, but we also aspire to create a place for children to play, a place to read a book or enjoy a coffee or doughnut, a place to visit with friends on a warm summer day, and a place that (complement­s) all of the existing parks, plazas and space that currently (exist) in the neighborho­od.”
